Maintenance Supervisor Location: Canton, MI
Property: Fordham Green

The Maintenance Supervisor will oversee and perform all routine and preventive maintenance in order to maintain the physical integrity of the community. Supervise and train maintenance personnel, handle budget planning and monitor, in partnership with the community manager, effective cost control procedures to insure budget compliance in the maintenance department.





RESPONSIBILITIES: (including, but not limited to)



Financial/Cost Control

Assist in developing, planning and implementing the budget to include charting the overall financial performance of the maintenance department.
Handle recordkeeping and reporting responsibilities on a daily, weekly and monthly basis.
Maintain accurate records of expenses, inventory and supply management.
Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs and situations. Report all major repairs and requisitions to manager prior to any expenditure of funds.


Maintenance/Customer Service

Oversee customer service and resident relations. Institute and manage systems for effectively handling service requests.
Perform, delegate, oversee and inspect all maintenance tasks.
Ensure that all make ready repairs and services are completed correctly and on schedule. Correct situations within 24 hours when possible.
Develop specifications for grounds maintenance, snow plowing and cleaning completed by staff and/or outside contractors.
Organize maintenance shop, keeping inventory of equipment, tools and supplies.
Conduct regularly scheduled safety meetings with staff. Maintain safety standards. Maintain awareness of the physical condition of the property and immediately correct unsafe conditions.
Prepare for any state required or HUD required physical inspections including REACs and MORs.
Abate any inspection findings in the required time frame and / or prepare for reinspection
Maintain accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make-ready status and work in progress etc.


Staff Management

Hire, train, motivate, coach, develop, supervise, discipline and recommend termination of staff in order to achieve the operational goals of the property.
Oversee and participate in the on-call rotation to ensure 24 hour emergency maintenance service and response.%3
Job Requirements


Previous management experience that includes plumbing, electrical, HVAC, carpentry, locksmithing and staff supervision. Residential property management experience preferred.
Current, Valid driver’s license and proof of auto insurance – driving record must meet eligibility requirements
Customer service skills and the ability to develop a rapport with the residents and community staff.
Analytical ability, problem solving and organization skills.

On call duties are a requirement for the positions, so close proximity to the property and a clean, valid driver’s license and auto insurance is necessary.

Responsibilities include but are not limited to:

Effectively handle service requests, correcting the situation within 24 hours when possible.
Ensure all make-ready repairs and services are completed correctly and on schedule.
Organize maintenance shop, keeping inventory of equipment and supplies.

Bookkeeper Location: Royal Oak, MI
Property: Woodland Gardens

The Bookkeeper will handle all bookkeeping duties and assist with leasing, customer service, resident retention and other administrative responsibilities in the Management office.

Responsibilities include but are not limited to:
Bookkeeping

Handle record keeping and reporting responsibility on a daily, weekly and monthly basis.
Maintain accurate records of income and expenses including processing invoices for payment when required.
Responsible for the collection, posting and depositing of revenue to include receiving, processing and posting rents and security deposit payments.
Handle delinquencies, late notices and evictions. Maintain minimum 95% collection status and try to limit bad debt.
Monitor, log and deposit laundry revenue according to company policies and procedures.
Monitor all utility bills for correct billing of occupied apartments through charge backs, enforcing lease requirements and legal filings for non-compliance as necessary.
Process renewal letters and complete a follow up with the resident while maintaining a monthly renewal log.
Organize and maintain resident files per company procedure.
Monitor service requests through follow up and close out completed requests for accurate reporting. Insure call-backs are being done.
Handle all resident complaints, employee issues, payroll, signing of leases, landlord references, credit approvals, account adjustments, incident reports, walking apartments for damages, move ins and target units as required in Property Manager’s absence.

Enter guest cards, follow up and traffic information for proper reporting.

Handle sales, outreach, prospecting and lead generation with a focus on converting leads into sales. Outreach to include interacting with neighborhood groups and community organizations.
Assist new residents during the move-in process – explain lease agreement, community rules, location of amenities, and a walk through of their new home at time of moving in.
Work with the maintenance department to handle apartment turnovers, move-ins, work order requests and assists in maintaining the cleanliness of target units and tour routes; including grounds and common areas.
Requirements

2-4 years general office experience is required
2 years bookkeeping experience strongly desired
Sales and customer service experience desired as well as books.
Previous experience with MRI is a huge plus.
